We have worked on a variety of projects from loft conversions and extensions for homeowners, to commercial refits, new-builds, refurbishment works, external wall insulation and render finishing to everyday general maintenance.

When working on home improvements / extensions / conversions, etc… we always consider the environment and factors relating to energy saving.   Where suitable, Fairoak Contractors Ltd will suggest items such as; air source heat pumps, PV Panels, External Wall Insulation Systems and LED Lighting Systems amongst others.

  • Do you build only from home plans you supply? Or can I provide my own set of plans?

We welcome your plans, if you have some already drawn up. However, we know that a new-build project can be exciting yet daunting, as there is often a great deal of ‘red tape’ and paperwork to deal with.

We can help you navigate this potential minefield by assisting you with the design, planning and construction stages of your new build project, then guiding you through every step of the process. Of course, we’ll also obtain all the guarantees and documentation that any new-build property requires by law.

Likewise, where you may need to obtain any form of planning permission or consent for your renovation or refurbishment project, we can guide you through this process. We can also advise you on the best techniques and processes in order to achieve the finish and layout that will create the look and feel you desire, as well as delivering long-lasting practical benefits.

  • What standard features do your homes include? What options and upgrades can I select?

Each property is considered as bespoke whereby the customers’ requirements / preferences come first. We will make suggestions as appropriate to either meet certain legislations, to help meet a customer’s budget and make a design build more cost effective whilst aiming to match the high level of quality expected with every project with the agreed timescales.

  • Who will oversee the construction of my home? Who should I contact with any questions I may have?

Fairoak Contractors Ltd director, Mr Tony Dias, will be available to oversee your new build or home improvement. Mr Tony Dias also has a specialised team of staff dedicated to supporting your needs throughout the build process.

The Fairoak Contractors Ltd Offices are based on the Balcombe Road in Horley, Surrey and customers are welcome to visit our offices to discuss their needs. Likewise, our staff are available to visit your site to view your needs first hand, take measurements, assess your needs in detail and go on to provide a detailed and accurate quote.

  • How and when can I make changes or upgrades before and during construction?

We understand that sometimes a customer will discover changes that they would like to make to their specification during the course of the build / construction work. Likewise, unforeseen changes may be required during this process. We would hope that these would be kept to a minimum, and each change will be evaluated individually with the customer’s needs in mind. We will always try to meet these changes as much as possible. All changes would be documented and agreed in writing by both parties before construction work continues, and any financial and time changes documented as necessary.

  • How and when will the final price for my home be determined?

The initial quote will be as accurate as possible and be based upon information provided by the customer (plans, specifications, etc.). Unfortunately, unforeseen construction issues can occur, and in these cases, an additional cost may be incurred. Where possible, all reasonable endeavours will be carried out to mitigate time and cost implications in this regard. These will be discussed as and when they occur and agreements made in writing and signed by both parties (Fairoak Contractors Ltd and the customer).   The final price can then be determined on completion of the construction work.

  • How often (and when) will I have access to the home during the building process?

Access to the home / building site will depend on the work being carried out. With reference to a new build, we would make the site available for viewing from time to time. When working on extensions or conversions, whether for a home or office, we will ensure that the site is kept as safe as possible, and that the rest of the site is still available for use. On completion, we will always leave the site in a clean condition.

  • How long will my home take to complete?

Completion will depend on the remit of the building and construction work being carried out. We will aim to give a very clear guide on time scales at the quote stage and would expect to meet these timescales assuming no build changes and / or any other unforeseen circumstances.

  • Does the community have a Home Owners Association and/or an Architectural Review Committee? If so, may I get a copy of their rules and the amount of any fees?

This would only be applicable where there is a community scheme involved in a new housing development.

  • What’s your process for inspection at key points of construction, at final walk-through, and to address any matters that need to be corrected or finalized?

Throughout the building and construction process, work is inspected and matters addressed as required and in accordance with Building Control where necessary. The key times for inspection will be detailed before the work starts and all matters documented and dealt with as required. The customer will be informed at all times and a final walk-through will be made on completion of the project and after builders clean all work areas.
